The Issue
XQ7 had lots of promise but it was falling short of its full potential. This was a development of 271 apartments in Salford Quays. The area has long been popular and the block had excellent transport links plus a full concierge service.
It was supposed to be a high-end residential scheme but since its completion, there had been various problems. The development had become rundown and was failing to live up to its leaseholders’ expectations.
Several residents decided to take control and make changes.
The Project
In 2015, XQ7’s Directors appointed us to raise the building’s profile and look at the historic issues that were continuing to impact its reputation and the residents’ quality of life.
The immediate priority was a full refurbishment and upgrade to halt the building’s deterioration. Accompanying this would be a complete rebranding and reimagining of the development.
our Approach
We worked closely with the XQ7 Directors and commissioned a detailed development report. The report contained an in-depth examination of various areas of concern and we used this information to set the project’s budget and timeline.
But the success of the refurbishment would depend on the residents and leaseholders buying into the concept. To achieve a fully inclusive solution, we needed to engage with all stakeholders diligently throughout the project’s progress.
The Outcome

The refurbishment works involved a full upgrade and rebrand of communal areas in the building, including new flooring and lighting.
The residents and leaseholders have seen a tangible transformation which has led to a strong sense of renewal and resurgence for the building.
